Construction Process - Drawings    
         
   

Before construction begins we have to secure permits, calculate structural loads, design the roof and floor structural members, and coordinate the electrical, plumbing, and mechanical systems in the house.  The time and cost of these final drawings is included in the overall construction budget.  Whether we design the clients’ house or they come to us with a finished design, our construction drawings are a necessary part of the building process.

 

Construction drawings required for a building permit:

  • Complete dimensioned floor plans;

  • Building elevations with materials, roof pitches, and floor heights noted;

  • Typical building section including building envelope construction, insulation values, floor, wall and ceiling details;

  • Framing plans for structural walls indicating headers, plates, studs and trimmers;

  • Framing plans for floor and roof structure, along with engineered truss calculations;

  • Foundation plan showing connection to modular construction (Five Oaks Homes will work with the client's structural engineer to produce the foundation plan.  It is the clients’ responsibility to contract with the engineer for this work);

  • Detail sections which indicate framing connections, structural details, finish materials, and any special applications;

  • Complete drawings for plumbing waste lines, gas and water supply lines;

  • Electrical  drawings showing circuit schedules, load calculations, lighting and outlet locations;

  • Mechanical information including heat loss calculations using ResCheck software to determine energy code compliance.

Other drawings may be required for submission to local authorities, including but not limited to county building departments, neighborhood design review boards, historic district review boards, zoning boards, etc.  It is the clients’ responsibility to determine what if any other drawings are required and contract to have those drawings done, either by Five Oaks Homes or a qualified architect or engineer.
