Design Process Phase Two - Schematic Design    
         
   

Until now, the clients’ conception of their future home has been formed through words, pictures in a magazine or the internet, or maybe a few sketches that helped define their ideas.  Once we have a good idea what the clients are looking for in a new house, we can create a design specifically for their needs. Usually our first attempt will need refinement, so we will be in communication with the clients throughout the process to ensure that the design meets their approval.  Because of the time involved in creating a design and drawings for the client, we require a small fee to proceed with this phase.

 

At the end of schematic design we will give to the clients:

 

1. Schematic Floor Plans which indicate room location and size, doors and windows, initial kitchen and bathroom layouts, and preliminary materials and finishes.

 

 

 

 

 

 

 

 

 

 

 

 

 

2. Schematic Elevations indicating general shape and massing of the house, roof pitch and height, and general materials.

 

 

 

 

 

 

 

 

 

 

3. Model images indicating general materials, colors, etc. for the exterior of the house.

 

 

 

 

 

 

 

 

 

 

 

 

4. Preliminary price estimate using our typical specifications except for specific information already given us by the clients.
