We believe this phase is crucial to a successful project because it concretely establishes our understanding of the clients’ expectations and budget, and gives both parties a clear picture of the finished product before construction begins.  With the clients we work to identify specific opportunities for design development such as at kitchens and baths.  (Depending on the clients’ budget and desires, this phase may be simple or long and complex.)  We are in communication with the clients throughout the design development process to ensure that we are on the right track to meet their budget goals and give the house the look and feel they desire.  We require a fee to develop the design to this level.

 

 

 

 

 

 

 

 

 

 

Exterior design options and materials

 

 

Opportunities to consider for additional design development:

  • Trim and millwork details, including exposed timbers, base and casing, custom profiles, woodwork joinery;

  • Fireplaces, mantels and hearths;

  • Custom kitchen cabinetry, countertops, hoods, appliance garages;

  • Built-in storage, bookshelves, media centers, art display niches;

  • Built-in furniture such as benches, window seats, tables;

  • Bathroom designs, tile work, custom fixtures, cabinetry, storage;

  • Special ceiling profiles, soffits, light coves;

  • Exterior material treatments, window and door casing, exposed woodwork, stucco trim profiles, column and beam details;
